There is a logical reason why this is not the best idea for us.

If we convert part of the garage we want to do it properly and make
it a full room.

We have warm-air heating so if we make a new room it will not have
any central heating so we will have to resort to some form of
electric heating which will look crap and shoddy when we come to sell.

So there is some method in our madness!
