Judging by the number of returns we have and the reasons for their return,
both the RF and built-in appliance module sections have contributed
equally to the failures. X-10 went through a similar failure curve when
the TM12 was introduced but they have managed to resolve the problems. One
would have thought that X-10 have learnt the lesson so as not to repeat it
again. Evidence has suggested otherwise.

The relay used in the TM13 is different from the TM12. In fact, the TM13
is a completely new design to the TM12 both physically and electronically.

Yes. It is one of the bad points of that relay. The good point is that it
is latching - it will remain in the last state even when mains power is
disconnected.
