It's worth noting that there are some features that will make a house sell = faster, but won't necessarily allow you to get a higher price for it.

Speaking as someone who owns several properties, this is what affects the p= rice (in order of importance):

- Location, location, location (see my note)
- Number of bedrooms
- Car parking facilities
- Number of en-suites

And these are what affect how quickly a property will sell:

- Quality of interior decor
- Tidiness while viewing
- Tidiness of garden

My guess would be that a well-implemented CAT5 floodwire would be a plus po= int, but only in the "time to sell", if you've got the fundamenta= ls right.

Anything more complex would be of no realisable value. This is why, for exa= mple, I've gone for LW wall switches rather than Clipsal + Din rail --- doi= ng it the LW way, I can "revert back" the whole house inside 30 m= inutes, and take the LWs with me.


Finally, on location, location, location - this ISN'T merely a simple repet= ition to drum in the fact it's number one. It's also a comment that the loc= ation is important on multiple scales. For example, my current house is:
- Macro location: Crawley
--- Plus: Good train links to London, Close to Airport, area of _very_ low = unemployment
--- Minus: Negative reputation as a 1950s new town makes it hard to sell to= locals

- Mid location: Maidenbower
--- Plus: 1990s development of several thousand houses, done very well, wit= h multiple house styles, local schools, local shops etc., got it's own junc= tion to the M23, so good for commuters
--- Minus: Very little

- Micro location: "Cul-de-sac, the end away from Three Bridges Station= "
--- Plus: Cul-de-sac location
--- Minus: Too far from station to walk, so does not appeal to train-commut= ers nearly as much as 1 mile closer...

Why? Its something that's of benefit to you while you live there, consider<= BR> all the information you have about your house, documenting the miles of
cabling you have pulled, specific configurations etc... This can act as a reference guide for yourself, and also to provide any potential owner with<= BR> information on what has been done, where the main gas tap is, water tap etc= ,
Warranties for New Windows, Guarantees / manuals for any appliances in the<= BR> house etc..

Do you buy a new car and say to the dealer, don't worry about the handbook = /
service book I'll work it all out for myself?

Consider value as more than just =A3 signs.

It can add value..... but it depends what you have done.... :-)

Many new houses are being built fitted with Cat5, Telephone/TV points aroun= d
the house,  etc..

Consider why you spend hours putting in all the cabling and the benefit you=
get from that, it therefore is a benefit to someone else.

Also bear in mind that depending on how you go about the install, will have=
a positive or negative impact on the value of your house.
